Manila's condo glut and its house-and-lot boom are the same market

Metro Manila's condo segment is in oversupply. Vacancy sits around a quarter of stock, and while the unsold-inventory clearance time has improved, it is still measured in years rather than months. That is pushing secondary-market yields above what new launches offer, since resale sellers are the ones negotiating.

House-and-lot is the other half of the story. In the corridors reached by the CALAX and NLEX-SLEX connector roads, structural demand from OFW-linked buyers keeps landed housing appreciating even as condo prices stall. Two products, two directions, same metro area.
