Six minutes to Singapore, priced like Johor: the Bukit Chagar arbitrage

Bukit Chagar, in Johor Bahru's JB City district, remains the register's top-ranked pick and the one dossier we leave fully open to everyone, priority included. The reason is the arbitrage is almost absurd on its face: condos here run around RM400 per square foot, a six-minute RTS Link ride from Singapore stock priced near SGD1,800 per square foot.

The station itself is financed and under construction, not a proposal, which is what separates this from the dozens of "future MRT stop" pitches that never clear the ground. Entry runs roughly RM450,000 to RM700,000, with net yields in the 3 to 4% range: modest on paper, but that's before accounting for the station-proximity premium the market hasn't priced in yet.
